30A Florida


30A is an area in South Walton County Florida between Destin and Panama City Beach. It’s known as the “Hamptons of the South” because it attracts celebrities and the wealthy. 

The 30A area is a collection of several small beach communities. Each area has its own look and feel which is what makes it one of the most unique areas to visit and live in Florida. These communities all have their own very strong personalities. 

The closest airport is Northwest Florida Beaches International Airport (ECP), which is in Panama City. Find out if 30A is ideal for you to live in!

Santa Rosa Beach 

Santa Rosa Beach has white sugar sand beaches, boutique to go shopping, top notch dining options from rustic waterfront bistros to chic sushi spots. This beach is a laid-back, golf cart-friendly, it's the most architecturally diverse part of 30A. You’ll see fancy four-story homes and smaller A-frame style beach houses all on the same street with a gorgeous beach view.

Point Washington

Point Washington is surrounded by marshland and a more rural perspective on South Walton, this tight-knit community is where friendly folks enjoy navigating the back bay and living the slow and steady life surrounded by the sounds of nature. You can stop and smell the flowers at Eden Gardens State Park, where you will be surrounded by some of the most lovely florals to be found.

Dune Allen

In Dune Allen you can not only find the beach but lakes too! Dune Allen surrounds Lake Allen and Oyster Lake, two of our rare coastal dune lakes. 

The history of Dune Allen is evident in its architecture. Amid the towering new beach homes are little concrete cottages tucked amid the dunes. 

Here, you will find plenty of shops, cafes, and some of 30As most notable restaurants. If you like to golf then you’re in luck because Dune Allen Beach is home to one of the best courses on 30A. Santa Rosa Golf & Beach Club is a classic Florida golf course with beautiful views of the Gulf Of Mexico. 

Gulf Place

One of 30A's original new urban devolopments is Gulf Place. Gulf Place was specifically designed to slow visitors and residents down with beautiful palm tree-lined streets, wide sidewalks, outdoor patios with large umbrellas, nature walking trails, green spaces and plenty of park benches to sit and enjoy the views. You can enjoy original art, boutique shopping, local cuisine, live music and a laid back atmosphere.

Blue Mountain Beach

This beach neighborhood gets its name from the blue lupine flowers that sway in the coastal breeze and the area is home to South Walton’s highest elevation, which is why they have the best views. 

When it gets hot, you can go to Blue Mountain Creamery where handmade ice cream is a local favorite. You can also find natural foods store, bike rentals, a bakery and delicious restaurants within walking distance. The community also features two rare coastal dune lakes and trails to go hiking or biking.

Grayton Beach

The first community established in the area now known as South Walton, is Gayton Beach.  Grayton Beach is home to a designated Blue Wave Beach and Grayton Beach State Park. 

This beach is known as the most beautiful beach of America, it’s wide, clean and a genuine piece of paradise.

Wildlife and fish are abundant. Heading out right from the beach every day are the boats and captains that make up the Grayton Beach fishing charters known by locals as the “Mosquito Fleet”.

WaterColor

WaterColor homes are based on the vernacular architecture of Southern wood homes with features that include large wraparound or screened porches, wood columns and siding and a metal roof with deep overhangs. Community amenities include a swimming pool, fitness center, tennis courts, parks and gardens, shopping and restaurants. If you like golfing, Camp Creek Golf Club is available to homeowners for an annual fee.

Seaside

Seaside is a 30A beach community that offers a laid-back, relaxing beach experience. The area has everything you need for a great vacation: beaches, outdoor activities, and lively entertainment. 

 

Seaside is best known as the location for Jim Carey’s movie The Truman show. The studio needed a town that was too perfect and beautiful to be true. So, they found what they wanted in Seaside. 

There are many locally-owned shops and restaurants along Seaside’s Highway 30A. The area has local artists and authors readings at many of the shops in town.

Seagrove

Seagrove was founded by C.H. McGee in the late 1940s. He created a wild and untamed feeling, a type of nature lover’s paradise. Seagrove felt like an adventure beacause there was nothing there but sand dunes, forest, and a narrow little road. But, it is now more commercial and modern place.  

 

WaterSound

WaterSound is a gated community. You'll be able to find hiking and biking trails, and let's not forget the towering sand dunes.

This community has maritime-inspired cottage home or a modern condo with beachfront views. There is a popular activity center named The Hub, in this place you can find pieces of art, barbecue diches, burgers, hotdogs, Mexican food and sweets. Its a perfect place for families, kids love the open space and parents sit back and relax. 

Alys Beach

Alys Beach Florida is very popular in 30A for its luxurious hotels, private residences and high-end shopping. This community is just west of Rosemary Beach.

The homes at Alys Beach are some of the most expensive in the United States. The luxury of Alys has attracted celebrities such as Tiger Woods, Shaquille O’Neal and many other professional sports players.

If you are looking for the perfect place to take Instagram selfies, Alys Beach is the place. All the homes are required (by law) to be white, also, all structures are designed by only two female architects.

Seacrest

Seacrest Beach was founded in 1996, it remains its own private oasis. This beach has the tallest sand dunes in the area of 30A. These sand dunes protect the mainland from severe weather like tropical storms and hurricanes. The largest private pool is in Seacrest Beach, it’s 12,000 square feet and holds 378,000 gallons of water. In this community you are able to explore on foot or by bike the unmarked nature trails. What embodies the personality of Seacrest, is the new urbanism architecture, while incorporating an environmental focus. They say this beach is the quietest of the 30A, so if you're looking for peaceful beach, this one is the perfect option for you!

Rosemary Beach 

Rosemary Beach is one of the fastest growing towns in the country. The area is filled with rosemary plants, and this is how the area got its name. Rosemary Beach feels like a small town but has the convenience of nearby shopping and access to activities you would expect from a larger area. It’s a popular tourist destination because of it’s upscale shopping and dining.

Rosemary Beach was also named Florida’s Best Residential Community for three consecutive years by a panel of judges picking from a field of 30 communities across the state.

Inlet Beach

This community is known to be as the Old Florida, it has a very beachy and quiet atmosphere.  Windy dunes, dramatic neighborhood beach access walkovers, and calm, practically untouched beaches make Inlet Beach a holdout of historic Florida. The houses architecture is also Old Florida style as well as highly-stilted A-frames in cool coastal colors.
